PropShare Celestia: An Introduction
PropShare Celestia is the third scheme launched by ‘Property Share Investment Trust’, India’s first SEBI registered small and medium REIT. The scheme offers investors an opportunity to invest in seven floors within ‘Stratum @ Venus Grounds’ located in the prime Nehru Nagar area of Ahmedabad. It is a ‘Grade A+’ mixed-use commercial development, known for its distinctive architecture and atrium.
Project scope and operators
The entire project is spread over an area of approximately 2,07,838 square feet. It consists of three major managed office and co-working operators—Smartworks Co-working Spaces Limited, EFC Limited (both publicly listed companies), and Paragraph Khazanee Business Centers LLP. Additionally, a publicly listed multinational telecommunications company from Sweden is also part of this complex, making it one of the leading business hubs of Ahmedabad.
Tenants and Management Team
These operators serve a total of 10 end-occupiers, including names like Tech Mahindra, a US professional services firm, an Indian private sector bank and a B2B e-commerce platform. Along with this, risk management and data analytics companies are also employed here, which ensures continuity and stability of income. ‘Axis Trustee Services’ is acting as the trustee for the scheme, while ‘PropShare Investment Managers Pvt. Ltd’ is its investment manager.
